Why Can Spray Foam Cause Mortgage Problems?
Mortgage surveyors need to be able to inspect the condition of the roof structure.
When spray foam has been applied across the rafters and underside of the roof, important areas can be hidden from view. This can prevent the surveyor from properly assessing the condition of the timbers.
Closed cell spray foam can also restrict moisture movement and, depending on how it has been installed, may hold moisture against the roof timbers.
Professional Spray Foam Removal
Parkers Roof Care can carefully remove unwanted spray foam insulation from your roof space, exposing the roof structure so its condition can be properly assessed.
This is not a quick process. The foam needs to be carefully cut and scraped away rather than simply ripped out, particularly where it has bonded to timbers or roofing materials.
Will My Roof Need Replacing?
Not necessarily.
Having spray foam insulation does not automatically mean that you need a completely new roof.
Once the foam has been removed, the condition of the roof can be properly assessed. Some roofs may only require a new breathable membrane, while others may require timber or roofing repairs.
In some cases, existing problems may have been hidden behind the spray foam and further work may be required. The true condition of the roof cannot be established until the affected areas are exposed.
